This week, we talked with Lindi Surovik-Braddock, a Realtor with more than 30 years experience and the broker/owner of Coldwell Banker Properties Unlimited in Brenham, Washington County’s number one real estate company.

Houston Agent (HA): With the Internet now the dominant medium for real estate agents, online reputations are more important now than ever before; how do you ensure that your online presence sufficiently demonstrates your capabilities as a real estate professional?

Lindi Surovik-Braddock (LSB): It more important than ever to have a detailed profile with a photo on every possible search site, as well as your own website with additional information on your company, community and client testimonials.

HA: Our story on HAR’s bilateral agreement with AMPI continues to generate interest and comments from our readers; how important it is to service different homebuyer needs as an agent?

LSB: As a “country” broker, I work with every kind of buyer – working ranches, weekend country homes, first-time buyers and even commercial properties. You need to know about minerals, easements, utilities, zoning and how to maintain agricultural exemptions.

HA: Finally, do you have any specific strategies for online listings, such as on Zillow, Trulia or Realtor.com? Or do you find more success using other websites and outlets for your properties?

LSB: I enhance my listings on Realtor.com, Trulia, HARMLS, Texas Listing Service, Coldwell Banker’s website, Lands of Texas, Loopnet as well as several other sites that auto populate from the MLS sites. Many times, rural properties don’t map correctly or the acreage doesn’t transfer correctly from one website to the next. Most of our buyer leads come from Lands of Texas or Realtor.com. The other local Realtors use The Texas Listing Service to share their listings with other brokers.
