Developer plans 433-acre community in Brazoria County

Development plans are underway for a new 433-acre master-planned community in Brazoria County’s village of Bonney.

Houston-based Maple Development Group will break ground on the Pecan Ranch community later this year, with 1,200 homes planned upon completion.

The development will feature a “healthy mix” of lot sizes designed mostly for single-family homes. However, according to the developer’s website, a 300-unit multi-family project is under consideration for the second phase.

The Pecan Ranch master plan consists of additional development phases, one of which includes 41 acres for a Pecan Ranch Square retail development featuring retail shops and dining.

Once completed, the community will also boast walking trails, parks and dog parks, a community clubhouse, a playground and a community pool.

Additionally, the developer has designated three acres of land for public safety, and 15 acres have been set aside for a proposed elementary school.
