New-home sales surged in all of Texas’ major markets, including Houston, according to the latest data from HomesUSA.
Sales increased by 6.9% month over month, with 2,342 new-homes sold in May, up from 2,191 in April. That was also up 11.9% year over year, from 2,091 in May 2024.
Pending new-home sales also increased, with 2,350 homes going under contract. That’s just 33 homes more than in May 2024.
“Houston homebuilders have had three consecutive months with increased sales with pending sales flattening,” CEO Ben Caballero said in a press release. “June and July will tell us if this trend continues or if it is the high point that usually occurs this time of year.”
Days on market increased from 93.86 days in April to 96.25 days in May as increased active listings gave buyers more options. Active listings increased to 14,271 properties, up from 14,032 a month prior.
Meanwhile, the average new-home price rose from $396,546 in April to $399,340 in May.
