Caryn Beard Properties
Caryn Beard’s perennial ranking among the city’s top 25 Realtors in the Houston Business Journal, including most recently for top closed transactions, makes it clear that her transition into real estate 25 years ago was the right move at the right time. A lifelong sales professional, her decision was an easy one: “I already had my Realtor’s license,” she remembers, “and I was a single parent of two small boys. I could take them with me when I went to show houses.” A major motivation for Beard to become an agent was the prospect of flexible hours, which she thought would mean no nights and weekends. “I had no idea that’s exactly when I’d be working!” she laughs. But the time and energy that she has dedicated to her career for a quarter of a century has paid off when it comes to inspiring her family’s involvement in the business. Today her son Bruce is her agency’s broker while her husband Jesse, a retired federal prosecutor-turned-Realtor, supports its operations.
Beard, who has always been interested in homes from their architectural design to their interior décor, specialized in foreclosed and bank- and government-owned properties when she launched her career. In addition to listing properties, she was also adept at finding the perfect buyers. While most of her clients at the time were first-time buyers, her client base has expanded to include luxury home purchasers and corporate relocators as well. “I help buy and sell a little bit of everything for everyone, but more than anything, I’m a negotiator,” Beard explains. “My goal is to make deals rather than break deals. The best strategy is to always do what the client wants, whether that’s a buyer or seller. That way the client enjoys a sense a satisfaction once the transaction is executed.”
As Beard puts it, she has always strived to do her best in everything she undertakes and her accomplishments have made her family proud. “I love helping people find their dream home.” Outside of work, she is active in the community. Beard holds membership in the National, Texas and Houston Association of Realtors and actively supports the Houston Livestock Show and Rodeo, which provides scholarships for young people. She describes this opportunity to give back to the community that has given her so much as “fabulous.”
When her schedule permits, Beard enjoys relaxing and spending time with her family, including her new grandchild. “I enjoy the quiet time because this industry is so fast-paced!” she says. But Beard would not want it any other way. “Real estate is my life. People may think it’s all I do, but you know what? I like it!”
