As demand for housing grows amid shrinking housing inventory, the Cross Creek Ranch community in Fulshear is expanding its options for homes priced below $400,000.

Newmark Homes and Tri Pointe Homes, two of the nine builders at Cross Creek Ranch, are offering homes designed for 45-foot homesites. This is a first for the Fulshear master-planned community, which first broke ground in 2006 and was acquired by Johnson Development Corp in 2012.

The two builders have opened model homes to feature the new designs that are base-priced from the $320,000s to $340,000s. The Tri Pointe Homes designs start in the $340,000s, range from 1,950 to 2,601 square feet and offer island kitchens, flex spaces and up to five bedrooms. Customizations allow buyers to add a media room, a garage extension and more. Newmark Homes offers a collection of 22 floor plans priced from the $320,000s and ranging from 1,646 to 2,799 square feet. The builder offers up to five bedrooms and options include a second primary suite, a three-car garage, kitchen upgrades and more.

Between the two builders, they have already sold 15 homes designed for the 45-foot homesites, according to Rob Bamford, general manager of Cross Creek Ranch.

Builders David Weekley Homes and Chesmar Homes also offer designs priced below $400,000 in Cross Creek Ranch, with homes starting in the low $300,000s, while Perry Homes offers floor plans from the $330,000s. Taylor Morrison offers designs from the $230,000s in Bonterra at Cross Creek, an active-adult neighborhood for people ages 55 and up. Perry Homes and Tri Pointe Homes also offer larger homes ranging from the $410,000s to $770,000s.

Home to about 4,300 families, the 3,200-acre Cross Creek Ranch is located in Fulshear just south of Brookshire, along the Westpark Tollway and Texas Heritage Parkway, which is expected to be completed by end of July and will provide the Fulshear community with direct access to I-10 from Westpark Tollway (FM 1093).

“We are proud to be a part of the Fulshear community,” Bamford told Houston Agent magazine. “We have all the components, like great schools, grocery stores, mobility, access to key employment zones, incredible amenities, as well as great leadership from community officials.”
