Copperbend: Where community comes naturally

by Melanie Kalmar

Surrounded by nature’s wonderous beauty is Copper Bend at Indian Trails, a beautiful new home community in Cypress by award-winning developer Caldwell Communities and celebrated builders Newmark and Perry Homes.  From community events to open greenspaces, Copper Bend is more than just a place to live – it is “where community comes naturally”.

Infused with a modern Hill-Country landscape, Copper Bend will consist of 250 homes upon completion and pairs recreational amenities with affordable, single-family homes priced from the $300’s. Both builders provide exceptional floor plans with smart home technology and the latest in energy efficiency, making Copper Bend a tremendous value to those looking for new home construction with attractive pricing in the area.

According to Tim Fitzpatrick, senior vice president of land development for Caldwell Communities, Copper Bend has something for everyone, including professionals who want to be close to work and entertainment; young families seeking a home they can grow into near excellent schools; and downsizing, empty nesters searching for practicality. All are calling Copper Bend home.

“Caldwell Communities makes sure that everything is done right and is known for the quality of their developments,” says Kathryn Allred, community sales manager for Newmark Homes. “I’ve been selling homes for more than 25 years and I have never worked with a developer like this.” The industry has taken notice, too. Caldwell Communities was named “2019 Developer of the Year” by the Greater Houston Builders Association.

Embrace the Great Outdoors

Residents of Copper Bend can enjoy kayaking, as well as catch and release fishing, at Copper Bend’s sparkling, 4-acre lake. To cool off on hot days, families can kick back at the community resort-style pool. Whether it’s exploring the 9-mile scenic hiking and biking trails or taking the kids to play at the nature-inspired playground, decked out with climbing structures made of tree stumps and a wooden fort, there is always something to do at Copper Bend.  Preserving the natural beauty of the community was important to development, which is why an arboretum-style park was built around a large, more than century’s old oak tree. “We changed our land plan to save this tree and other trees nearby,” Fitzpatrick says.

The community is also located directly along the extensive Northwest Harris County MUD #5 trail system, which will extend over 5 miles and stretch from Little Cypress Creek near Telge Road to the Kickerillo Mischer Preserve near Hwy 249, providing walkable connectivity to amenities in the area.

Incredible Lifestyle

Stewarding resources, cultivating relationships and creating extraordinary communities that enrich people’s lives are all part of Caldwell Communities vision, Fitzpatrick said.  With a lifestyle director on staff at all developments, Caldwell Communities is dedicated to creating events and activities that bring neighbors together. From pictures and cookies with Santa to back-to-school ice cream socials, Fitzpatrick believes the memories made and friendships cultivated during these parties help form the fabric of the community. Many of these events are held at the community pavilion, a covered picnic area that residents can also use to host their own private gatherings.

Desirable location

Located between Highways 290 and 249, where Spring, Cypress and Grant roads intersect, Copper Bend is minutes away from all major freeways with convenient access to nearby restaurants and retail. A block up from Copper Bend is a new HEB, making grocery shopping convenient any time of day. Also nearby is fantastic shopping at Vintage Park and waterfront dining at the Boardwalk.

A personal touch

A stone etched with the name of the first 25 families to buy in Copper Bend and the date they closed on their home is part of the landscape at Copper Bend’s community park. “Newmark Homes did a dedication to my buyers, who were one of the first to buy in the neighborhood,” recalled Evelyn Rondle, a realtor/broker with Karn Kay Realty. “It was very special to them.” Empty nesters, the couple chose Copper Bend for the location, beautiful landscape and delightful home, Rondle says. In addition to adding an extended covered patio out back, Newmark also made the process of becoming approved for a home loan easy by connecting them with their preferred lender.

Newmark offers buyers standard, high-end finishes that are upgrades with most builders, including: granite countertops in the kitchen and quartz in the bathrooms; Low-E, double-pane windows; and elegant brick, stone and stucco front elevations. “Being small allows us time to give great customer service,” Allred says. “It also allows our homeowners to personalize their homes to their taste and specifications, from changing window placements to moving walls.”

Highly rated schools

Children in grades pre-K through 12 attend Tomball Independent School District, which is among the top three school districts in Houston – a big draw for parents and anyone concerned about resale values, Allred says. The schools are all located within 2 miles of the community. Even better, Copper Bend’s winding hike and bike path connects to all of them: Lakewood Elementary; Willow Wood Junior High; and Tomball Memorial High.

Why buyers are making the move

Caldwell Communities opened Copper Bend last June. “The response has been very good so far,” said Fitzpatrick. “The low 2.9% tax rate, great schools, and quality of the neighborhood is exactly what today’s homebuyers are looking for.”

Recently, Allred sold a home to a young couple who was living inside the 610-Loop. “They were looking to start a family and move to the suburbs,” she said. “They could not agree on a home until they came here.” The couple chose a 2,600 square-foot, single-story dwelling with an open-concept floorplan, high ceilings and grand windows that create a bright and airy atmosphere. But really, it was the schools and short commute to work that sealed the deal for them.

For another client, a family of five, it was affordability. They were surprised Copper Bend suited their modest budget. “They felt like their current neighborhood wasn’t a good investment,” Allred recalled. “They wanted to move up to something nicer. Copper Bend was perfect for them. They plan to retire here.”
