New listings are down compared to 2022 and 2019, according to the Houston Association of Realtors® Weekly Activity Snapshot for the week ended April 10.
Realtors entered 2,700 new properties into the Multiple Listing Service during the week, a 13.2% decrease from the same week in 2022. New listings also lag behind 2019 (the last pre-pandemic “normal” year) by 24%.
Pending listings are also trending below 2022 levels — 3,018 listings went under contract during the week, which was 21.5% less than the amount of pending listings seen during Week 14 of 2022. It’s also 12.3% less than the amount from the same week in 2019.
Off-market listings fell between last year’s and pre-pandemic levels. Sellers withdrew 1,123 listings from the MLS during the week, a 69.4% increase over the 663 listings withdrawn a year ago. In 2019, sellers pulled 1,267 homes from the market.
Closings are down for the 14th consecutive week. Single-family home sales were 23.1% lower during the week ended April 10 than they were in 2022. However, closings are on pace with 2019 levels, with approximately 1,500 listings sold.
