New listings rose 12% year over year, according to the Houston Association of Realtors® Weekly Activity Snapshot for the week ended April 17.
Just shy of 3,000 properties were entered into the Multiple Listing Service during the week, representing a 12% increase over the amount entered during the same week in 2022. New listings are down, though, when compared to the pre-pandemic year 2019.
Pending listings are down by 4.7% year over year — 2,575 homes went under contract, compared to 2,700 a year ago. Pending listings remain virtually unchanged from 2019.
Closings are down for the thirteenth consecutive week. Over 1,700 homes were sold during the week ended April 17 — 14% higher than the amount sold during the same week in 2019 — although that was still a 12.2% decrease from 2022.
Howver, traffic at showings is up 17.6%, an indication of healthy consumer interest as spring homebuying season gets underway.
