Houston inventory is stocked and ready for spring homebuying season

New and active listings are up in Houston, according to the Houston Association of Realtors® FRESH Report for March.

There were 12,733 new listings entered into the Multiple Listing Service in March — a 12.2% increase over March 2022 and a 1% increase over March 2019. Meanwhile, active listings have risen to 16,527. A year ago, inventory levels were 135.6% lower at 11,257 available properties in the MLS.

The average listing price also rose 10.5% year over year to $419,023. However, the average home in Houston still costs less than it did in May 2022, when the average listing price hit an all-time high of $441,303. Pre-pandemic, the average listing price was $309,120.
