Both new and active listings increased on an annual basis in Houston last month, according to the First Real Estate Snapshot of Houston (FRESH) Report from the Houston Association of REALTORS®.

Realtors added 12,907 properties to the MLS, a 21.1% increase year over year, while active listings jumped 35% to over 35,000.

Meanwhile, the average listing price stayed relatively stagnant at $448,919, up just 0.1% year over year.

HAR’s monthly FRESH Report now includes rental data, too. New listings of single-family rentals rose 10.8% in April, with 6,121 homes added to the market. Active listings jumped 28.4%, with 8,268 rentals available for lease.

The average listing price for single-family rentals increased 1.9% to $2,339.
