Redfin Names Houston’s Hottest Neighborhoods

Norhill is Houston’s hottest neighborhood, determined a new report from Redfin.

With a median sale price of nearly $500,000, Norhill is fairly expensive compared to the rest of Houston – which had a median sale price of only $212,000 for 2015. But that hasn’t stopped buyers from flocking to the area for its “character” and “upgrades,” said local Redfin agent Tara Waggoner.

“Norhill is one of the more charming neighborhoods in Houston, filled with classic Craftsman bungalows and plenty of character,” she said. “Though most homes are older, the neighborhood is also undergoing major upgrades that have been drawing in new residents and families.”

Homes in Norhill are typically selling about 40 days after being listed and averaging 97.9 percent of the list price, which reflect strong demand in the area. And if what Waggoner said is correct, that demand is only expected to build.

“Soon the light rail will extend to the neighborhood providing fast and easy access to the city center,” she explained. “New businesses have been popping up along Main Street and the city has been expanding local parks like the White Oak Bayou Greenway. Many buyers are moving to Norhill to take advantage of these improvements and stay within a short drive of downtown via the major highways that run just east and south of the neighborhood.”

Claiming the No. 2 and 3 spots on Redfin’s rankings were Oaks of Atascocita and Briarcroft, which both boasted much more affordable median sale prices at $176,000 and $199,500, respectively.
