M/I Homes doubles presence in Houston

With plans to begin sales in six new communities, M/I Homes is set to double its current footprint in the greater Houston area over the next 18 months.

The builder has secured 1,787 homesites in the six communities and is eyeing approximately 1,000 more in two Montgomery County communities.

“By the end of the year, M/I Homes will own about 4,500 homesites and have approximately 1,700 under development,” said Jay McManus, Houston division president for M/I Homes, in a release. “We are expanding aggressively in the Houston area, bringing a series of floor plans that offer affordability and abundant opportunities for customization. The Houston housing market is stretched thin right now in terms of availability and affordability — we hope to remedy that.”

M/I Homes cooperates with brokers and agents. They offer a realtor rewards program that increases commission rate for each additional calendar year closing.  Agents and brokers can get further details from M/I Homes’ New Home Consultants.

M/I Homes is also currently running a 1% Bonus to Selling Agent (BTSA) on all sales between now and August 31,2021.

Two of the new communities are in the Bay Area. M/I Homes has secured 166 homesites in Lago Mar in Texas City with plans to begin sales there next year. In nearby La Marque, M/I Homes is self-developing Ambrose, an 82-acre community that is 20 minutes from Galveston Beach. Ambrose will have 290 homes, and sales are projected to start in early 2022.

M/I Homes’ largest acquisition is in Marvida, an 856-acre community in Cypress. There, the builder has 523 homesites with plans to start sales late this year. Home sales will start in 2022 in Summerview, a 175-acre community in Fulshear. M/I Homes currently has 367 properties in that community. M/I Homes has secured 201 homesites in Miller’s Pond, a 185-acre development in Richmond. Home sales will begin next year.

Finally, sales will start in 2023 in Sorella. M/I Homes is jointly developing the community with Johnson Development Services, an affiliate of Johnson Development Corp. The builder will have 424 properties there.

“When adding in our current communities, M/I Homes is strategically placed in all growing submarkets within Houston,” McManus said. “Homebuyers can find us north, south, east and west.”

M/I Homes will feature its Smart Series of home designs in each of the new communities. The floor plans in the series offer structural customizations so buyers can add bedrooms, media rooms and additional outdoor living space. Professionally curated design packages help keep home prices more affordable, McManus said.

M/I Homes currently builds in eight Houston-area communities, including Pinewood at Grand Texas, where it has 449 homesites, and Magnolia Ridge, where M/I Homes will build 530 homes. Pricing is from the $210,000s.
