The month of June began with steady momentum in the Houston real estate market following last month’s jump in housing inventory. New listing activity remained vibrant during the week ended June 6, although it trailed the previous year’s numbers by 4.4%, according to the latest Houston Association of REALTORS® (HAR) weekly activity snapshot.
Realtors entered 3,422 properties into the Multiple Listing Service (MLS) in week 22, down from 3,580 during the same week in 2021.
Pending listings suffered their most significant year-over-year decline of 2022. A total of 2,365 listings went under contract compared to 3,080 last year, a 23.2% drop.
Sellers withdrew fewer property listings from the MLS last week than during the same week in 2021, down 15.5%. A total of 1,086 homes went from active to off-market compared to 1,285 last year.
After four weeks of declines, closings rebounded in week 22, topping the same week last year. Closed sales of homes totaled 2,857, up 3.6% from last year’s 2,757.
Attendance at showings across Greater Houston picked up after Memorial Day but continues to trail last year’s numbers by a significant margin. Showings attendance totaled 39,917 compared to 51,408 during the same week in 2021, a 22.4% decrease.
