Active listings rose 44.5% year over year in May, according to the First Real Estate Snapshot of Houston report from the Houston Association of REALTORS®.

There were 19,861 properties in the Multiple Listing Service last month, tracking well ahead of the 13,742 properties seen in May 2022.

New listings, however, were down 4.4% 12,705 new listings added to the MLS, compared to 13,283 a year ago. New listings also lagged 10.4% behind 2019 volumes.

Meanwhile, the average listing price in Houston rose 0.1%, from $441,303 to $441,748.
