Property showings increase in Houston as new and closed listings drop

New listings are down again in Houston, according to the Houston Association of REALTORS® (HAR) Weekly Activity Snapshot for the week ended July 17.

Realtors entered 3,266 new listings into the Multiple Listing Service during the week, an 11.4% decline year over year. New listings are also down 8.3% from 2019, the last “normal” year before the pandemic.

Pending listings, however, have remained statistically unchanged. With 2,412 properties going under contract during the week, they were only down 0.3% from last year.

Closings are down 8% from the same week in 2022 and down 7.8% from the same week in 2019. That marks the 28th straight week of year-over-year drops.

Despite this mixed market activity, traffic at property showings is still holding solidly above 2022 levels, per HAR. Over 45,000 property showings were held during the week, compared to approximately 39,000 a year ago. That’s a jump of 15.6%.
