Across the map, there’s a dominant parking option among new single-family homes: the two-car garage.

Sixty-six percent of single-family, new construction in 2022 included two-car garages, according to the National Association of Home Builders’ (NAHB) analysis of the annual Census Bureau Survey of Construction Data.

For context, In 2015, 24% of homes were built with three-plus car garages, but that share has steadily decreased. Now, the two-car garage was most popular across all geographic divisions of the United States.

However, other garage types vary regionally.

Parking options across Census divisions

The two-car garage was most popular in the South Atlantic division, which includes Florida; there, the two-car garage was part of 72% of recently completed homes.

Compared to the rest of the U.S., however, garages which fit three or more cars were most common in the West North Central division, which contains states such as Nebraska, Ohio and Minnesota. 42% of recently completed homes there had a three-plus-car garage.

Meanwhile, the Middle Atlantic division, which includes New York, New Jersey and Pennsylvania, had the highest share of one-car garages. They accounted for 17% of garage types in those recently completed homes.

The New England, Middle Atlantic, East South Central and West South Central regions all reported 15% of homes had “other” options, which refer to carports, off-street parking and other parking facilities.

Garage sizes correlate with square footage of home

As the size of completed home increases, the share of one-car garages or “other” options declines. The 2022 data shows that the “other” category is the largest in homes with less than 1,200 square feet at 70%. Meanwhile, just 3% of homes with less than 1,200 square feet had a three-car garage.

Overall, though, it seems two-car garages are the preferred parking option as house size increases. Seventy-two percent of new homes with between 1,600 and 1,999 square feet have a two-car garage. That figure is even higher for homes with between 2,000 and 2,399 square feet, rising to 80%.
