Despite year-over-year declines, Houston ranks third in U.S. for home sales

by Emily Marek

Home sales declined 8.3% in Houston last month, with 7,163 closings — however, that was the third-highest sales volume in the country, trailing behind only Chicago and New York.

According to the latest RE/MAX National Sales Report, Houston is also the city with the third-most new listings on the market. New listings there jumped 23.3% year over year in March, with 13,299 properties entered into the MLS. That hefty number of new listings boosted the greater Houston inventory to a 2.9-month supply, up 24.3% year over year.

“As we move into what are normally the prime homebuying months, the increased inventory should give buyers more options and a better chance at securing a home that fits their needs,” Amy Lessinger, RE/MAX president, said in a press release. “It’s still a seller’s market in many parts of the country, but having a greater volume of available listings is a good step toward a more balanced market.”

Meanwhile, the median home sale price in Houston rose 1.5% annually to $330,000, while days on market dropped two days to an average of 46 days.
