New listings decline year-over-year for the first time in 2024

New listings in Houston failed to meet 2023 volumes in July, according to the First Real Estate Snapshot of Houston (FRESH) Report from the Houston Association of REALTORS® (HAR). That’s the first annual decrease of 2024.

Realtors entered 12,454 properties into the MLS last month, a 2.8% decrease from July 2023. Recall that market activity took a hit in Houston in the wake of Hurricane Beryl, as noted in HAR’s Weekly Activity Snapshot from the week ended July 15, during which listings dropped 34.6% year over year.

However, due to stalled sales activity, active listings rose 31.1% year over year in July, with 29,635 properties on the market during the month. Meanwhile, the average listing price increased 5.2% to $460,616, up from $437,703 a year prior.
