Audubon launches third district, Heron Run

Developers for Audubon, a master-planned community in Magnolia, began construction on a third district called Heron Run.

Plans for the district include 1,424 homesites, with 821 expected to be delivered during the first phase of construction in 2025 and early 2026. Lot sizes will span from 40 to 90 feet.

Heron Run will also be home to Club Audubon, a $7 million amenity complex currently under construction in Audubon Park. The complex will include a pool, event space, splash pad and playground.

“We are excited to double the size of developed homesites in Audubon with the launch of Heron Run District,” Sam Yager III, vice president of Audubon Magnolia Development, said in a press release. “The new district will feature a variety of home and lot size options to meet the desires of every lifestyle.”

There are eight builders in Heron Run’s lineup: Century Communities, Chesmar Homes, Drees Custom Homes, Empire Communities, Perry Homes, Smith Douglas Homes, Ravenna Homes and Westin Homes. A model home park is expected to open this year.
