Home sales skyrocketed 167% in this Houston neighborhood

Brookshire was the hottest community in Houston during the first three months of 2025, according to a quarterly report from the Houston Association of REALTORS®.

Home sales jumped 167.7% year over year in the western Houston suburb, with 83 sales during the first quarter. That was the highest annual increase of any community in the metro, the report said Brookshire was previously unranked on HAR’s Q4 2024 list.

The average sales price in Brookshire was $319,034 — more than $100,000 cheaper than the Houston area average of $427,221, reported in HAR’s March 2025 Housing Market Update.

“Given current economic conditions, Houston homebuyers are understandably prioritizing affordability,” HAR Chair Shae Cottar said in a press release. “The communities on the list offer homes at price points that are attainable for a larger pool of buyers. This creates a pathway to homeownership for people who may have previously believed it was out of reach.”

Brookshire was followed by Waller, which had an average sales price of $299,040. Sales were up 74.6% year over year, and 80% of those sales were new construction.

Meanwhile, sales also increased by 73.2% and 55.1% in Hockley and Angleton, respectively. Hockley had an average sales price of $332,716; Angleton’s was $270,950.

All 10 communities on HAR’s list had average sales prices below the area average, though. The least expensive was Northeast Houston, which had an average sales price of $219,808. Sales there jumped 40.8%, making it the fifth-hottest community in the metro.

Sales also increased annually by about 33% in Alvin North, Santa Fe, Dayton, Porter/New Caney West and the Stafford area.
