Single-family rental activity soared in July as renters signed 5,185 leases, up 12.1% year over year, according to the latest Rental Market Update from the Houston Association of REALTORS®.
The average lease price during the month was $2,419, statically unchanged from a year prior. The typical listing stayed on the market for 37 days — three days longer than July 2025.
There were a total of 9,832 single-family rentals on the market. New listings, however, declined 2.8% year over year, with 7,664 properties added to the market.
“July is typically one of the busiest times of the year for renters, and that trend definitely continued this year,” said HAR Chair Theresa Hill. “The encouraging part is that we’re seeing strong demand alongside a healthy supply of homes. Renters have more options to choose from, and that’s helping keep the market balanced as we move toward the fall.”
Among for-rent townhomes and condominiums, new listings increased 8.5% year over year, with 1,327 rentals available for lease. Leases decreased 2.8%, with renters signing on 706 townhomes and condos during the month. The average lease price increased 4.1% to $2,060.
