Veterans of the Houston real estate community, Zonia Alvarez and Wendy Welsh have lived and worked in the Bayou City for most of their lives. “Montgomery County and the surrounding area is in the center of my heart,” Welsh shares. “I’ve watched these small towns grow from bedroom communities along the shores of Lake Conroe into one of the fastest-developing counties in America.”

After earning her real estate license over 30 years ago, Welsh became the lead broker of Mariner Realty (a position she held for 22 years). In May 2018, her firm was acquired by Coldwell Banker Realty and turned into a powerhouse realty office overnight. “Real estate was my first real job,” she says. “It just naturally progressed for me.”

Before working as an agent, Alvarez was a professional photographer. She spent 12 years photographing weddings and families in beautiful locations across the greater Houston area, although she never knew at the time that she was preparing herself for an illustrious career in real estate. She joined Welsh’s brokerage 16 years ago and says, “It’s an honor and privilege to help others achieve the American dream.”

Today, Welsh and Alvarez lead the No. 1 team at Coldwell Banker’s Lake Conroe office, as well as the No. 2 team across the entire Houston metro area and the No. 6 team in Texas for Coldwell Banker. The pair have earned entry into Coldwell Banker’s International Diamond Society every year since 2019. They also were awarded the Presidents Club award for 2024. Welsh and Alvarez are both recognized as RamseyTrusted Pro agents.

Both Alvarez’s and Welsh’s husbands are Houston firefighters. The team is involved with Firefighters Helping Firefighters, a nonprofit started by Welsh’s husband.
