Every week, we ask a Houston real estate professional for their thoughts on the top three stories from the week before. This week, we spoke with Ben Huynh, a Realtor with Champions Real Estate Group.
Houston Agent (HA): As a Realtor, a big part of your job is simply interacting with clients, helping them to feel comfortable in a situation that lends itself to stress. How do you ensure your buyers and sellers stay clam and relaxed throughout the process?
Ben Huynh (BH): As a licensed Realtor, not real estate agent, do not ‘educate” buyers nor sellers. Simply advise and show them the “road map.” After that your job is only to follow along and keep them in-the-loop with updates.
HA: The homebuying or selling process is complex, often involving several professionals from different sectors of the overall real estate industry. How do you effectively coordinate between the relevant parties?
BH: Simple answer is “communication.” This channel should and will be “open” at anytime.
HA: A new report from Trulia found that Houston is becoming less affordable for middle class buyers. Have you noticed this trend, and if so, how has it affected your business?
BH: Houstonians and newcomers account for increased populations in the ZIP codes 77000 to 77099, as well as the surrounding incorporated areas. The increases include middle class buyers with different professions, age, ethnicity and other factors, and they’re driven there because those areas are still affordable for their housing and cater to their lifestyle. Overall, it has not affected my real estate business – yet. But I say just go with the TREND!
