Houston Agent (HA): What technologies have you found helpful in pricing properties?
Ray Wade (RW): Nothing replaces the old-fashioned CMA (comparative market analysis) – pulling similar properties that have recently sold and making adjustments to determine the range of value of the subject property. A good CMA will provide a range similar to what a fee appraisal brings. HAR has some great tools, whether you are using Fusion, Tempo, RPR or Instant CMA.
HA: As a leader in real estate, what have you come to realize are the qualities of a good leader, and why?
RW: Listen and learn. Be humble. Realize that everyone around you has a unique, valuable perspective to offer. Be innovative and stay up to speed with the latest developments in the industry and region. You should be one of the first to know valuable new information. Be willing to serve behind the scenes.
HA: What are some advantages to joining the Houston Association of Realtors? Should new agents who are not yet Realtors join?
RW: The Houston Association of Realtors (HAR) is the largest trade association in Houston and the largest local association in the U.S. HAR is the most progressive association in the country and has a phenomenal menu of member benefits and tools to offer to all its members. The tools and resources are really the envy of most of the country, and they can help take your business to the next level if you use them. I tell my new agents that joining HAR is one of the best ways to get their residential practice started. The web-based MLS system allows you to access more than 42,000 properties online. Membership dues have stayed the same for 12 years running, and membership is a tremendous value!
