Houston Agent (HA): You do business in Pearland. Our recent report on suburban sales showed Pearland’s median days on market was only seven in May, and its inventory was only a 1.8-months supply. What is driving demand in the area, and what will it take to build inventory to normal levels?
Angela Reagan (AR): Demand in Pearland has been high due to the convenient location to the Houston Medical Center, Dow Chemical Freeport/Lake Jackson, and Downtown Houston areas. There has also been increased demand for Dawson High School, as well as other schools in the area. There are currently approximately 12 new communities in the surrounding area being built-in or developed at this time. Prices are still very affordable as compared to locations inside the 610 loop.
HA: Our report on new construction spending showed residential spending was down 10 percent year-over-year in June. What is keeping builders from building when the inventory is so low across the city?
AR: The builders are trying to keep up with demand however there is only access to so many trades, supplies etc. as well as the backlog of permitting.
HA: You are very well reviewed online. How important has positive online reviews proven to your business, and how do you make sure your customer feedback is so positive?
AR: When I am working with a buyer/seller, I let them know I want a five star review. And if at any time they are not getting five star service, I tell them to please inform me. When building your business on repeat and referral clients, positive reviews have become increasingly important in this business. Consumers start their search online and want to know the agent is not only experienced, but also provides excellent service to their clients. Positive reviews increase credibility.
