NAN Properties Developer Services joins Legend Communities in planning The Residencies at Tiki Island

The Texas-based company Legend Communities is a full-service development manager for residential and commercial projects across Central Texas, California and Colorado, specializing in waterfront properties. Planning for The Residences at Tiki Island, a waterfront resort near Galveston, is currently underway. And now, Legend Communities has named NAN Properties Developer Services as the exclusive listing agent for the highly anticipated venture.

“This is our second development in the Galveston area, and it is going to be extraordinary,” Legend Communities Founder and CEO Haythem Dawlett said of The Residences at Tiki Island. “There is nothing else like it on Tiki Island, and we anticipate demand to be unprecedented because nothing else resembles it.”

Groundbreaking for The Residences at Tiki Island is set for 2022. Currently, Legend Communities is in the final stages of design. According to those blueprints, the resort will include 70 condominium units, two-story penthouses, eight luxury villas, a large marina restaurant and a boathouse with storage for more than 200 boats. Additionally, future owners will have access to a gym, a pool, a dog park, an outdoor kitchen and a lounge area, not to mention the close water access and beautiful bay views. Condo pricing will start in the $800,000s. Pricing for the villas, listed exclusively by Comiskey Realty, will start at $1 million-plus. An on-site sales office for the complex is also set to open by December of this year: an initiative by NAN Properties Developer Services.

“We are honored to have been awarded this project which will be the first condominium property on Tiki Island and the first new construction development for the area in over 11 years,” said NAN Properties Developer Services CEO and President Nancy Almodovar. It’s a unique set-up for prospective buyers, particularly in that area. The Village of Tiki Island, located five miles north of Galveston, is just 1.5 square miles. What was originally a small fishing camp transformed into a weekend getaway destination during the 1980s. According to recent data, the residents at Tiki Island are mainly affluent retirees and second homeowners.

In that spirit, Betty Harbourt, who leads NAN Properties Developer Services Division, explained that “The plans leverage a resort environment. The Residences at Tiki Island will offer boat owners a dream opportunity to not only accommodate their vessel onsite but enjoy the many amenities all just steps away from their residence on the six-acre development.” The amenities will be exclusive to homeowners, with no short-term rentals available.

In essence: “This will be a place where year-round residents will feel like they’re always on vacation,” according to Dawlett. “Both condo owners and villa owners will enjoy a coveted lock-and-leave lifestyle in a truly stunning, one-of-a-kind setting that’s ideal for anything from intimate dinners or large gatherings of families and friends.” Legend Communities aims to complete the idealized project by the summer of 2024.
