Houston’s generational shift in homeownership

Baby Boomers still own more Houston houses than any other generation, according to the latest rental report from RentCafe — but five-year trends show that might be changing.

At the end of 2022, a majority of millennials in the U.S. were homeowners. However, that proportion is slightly lower in Houston. While millennial homeownership increased by 52% in Houston in the past five years and millennial rental rates decreased by 15%, more Houston millennials still rent rather than own.

Meanwhile, the Baby Boomer population has decreased significantly in the Houston area in the past five years, with decreases in renters and homeowners recorded. While Boomers still make up the largest share of homeowners in Houston at nearly 600,000, that number is down 1.6% from 2017.

Gen Z’s homeownership and rental rates have skyrocketed in the past five years as the generation has begun to reach homebuying age. While Gen Z-ers make up the smallest proportion of homeowners with just over 30,000 in the city, that’s a 717.5% increase.

Moreover, it looks like millennial and Gen Z homeowners are going to outnumber Gen X homeowners in the near future. The Gen X homeownership rates increased by less than 17% in the past five years, barely outpacing the proportion of Gen X renters.
