New, pending listings continue downward trend in Houston

Both new and pending listings were down in Houston during the week ended July 31, according to the Houston Association of REALTORS® latest Weekly Activity Snapshot.

With 3,039 properties entered into the Multiple Listing Service during the week, new listings are down 8.5% year over year. Pending listings are down by 4.5%, with 2,274 listings going under contract compared to 2,380 during the same week in 2022.

Closings are also down for the 30th straight week. A total of 2,247 homes were sold during the week, marking a 10.4% decrease from the amount sold a year ago.

Finally, despite these low numbers, traffic at property showings is still outperforming that of last year. Over 40,000 showings were held during the week, an 11.5% increase year over year.
