New, active listings jump in Houston as average listing price creeps up

New and active listings, as well as the average listing price, increased in Houston in January, according to the First Real Estate Snapshot of Houston (FRESH) Report from the Houston Association of REALTORS® (HAR).

Realtors entered 11,220 new listings into the MLS in January. That’s a 16.1% increase over January 2023, when 9,664 properties were added to the market.

Meanwhile, active listings also increased by 11.8% year over year. A total of 23,101 properties made up Houston’s housing inventory last month, up from 20,664 a year prior.

The average listing price also saw a small increase during the month, rising 2.6% to $408,076. A year prior, the average listing price was $397,849. January’s price was still well below the all-time high of $441,748 seen in May 2023.
