Hockley is the hottest community of the Houston area housing market, according to a report from the Houston Association of REALTORS® (HAR). Home sales there increased by 211.8% year over year during the last three months of 2024, the association said.
Hockley had 474 home sales during that time period, 87% of which were new construction. Notably, the community had an average sales price of $326,489 — nearly $100,000 below the Houston-area average of $425,150.
In fact, six of Houston’s top 10 hottest communities had average sales prices well below the area average, indicating that affordability remains a top priority for buyers. That includes No. 2 Dickinson, where home sales rose 97.9% year over year with an average sales price of $345,400. Over 41% of sales in the Galveston County community were new construction.
“These suburban communities are booming, highlighting the demand for affordable housing in the Houston area,” HAR Chair Shae Cottar said in the report. “With new construction offering more options at lower price points, these neighborhoods are particularly attractive to first-time homebuyers and those seeking more space and value. I believe we will see this trend continue through 2025.”
However, one of the 10 hottest communities with the greatest year-over-year increase in sales was the Bellaire area, which had an average sales price of $1,258,584. The community also ranked among the top luxury communities in the Houston area but was previously unranked among the hottest communities overall. Home sales increased 47.2% there.
