Maple Development announces three master-planned villages in greater Houston

Maple Development is launching three new master-planned villages in the Houston area: Bellamina, Sagebrush and Serenada.

“We’re not just developing lots — we’re creating villages for people to put down roots and feel like they belong,” Itiel Kaplan, CEO of Maple Development, said in a press release. “Our goal is to redefine the land development process by focusing on the community aspect and designing spaces that put the homeowners’ needs first.”

Bellamina will span 248 acres in Waller County off FM 362. The community will include 879 lots. Also in Waller County, Sagebrush will be located near the future HEB distribution center. Developers expect to break ground on the 470-acre project this summer.

Located in Pattison, Serenada will feature 467 homes on 40- and 50-foot lots with pricing starting at $300,000. Builders, including CastleRock Communities, Davidson Homes and Saratoga Homes, will break ground this summer, with model homes expected in summer of 2026.
