New-home sales decline for fourth consecutive month in Houston

by Emily Marek

New-home inventory continued to grow in Houston in September amid the fourth-straight month-over-month sales decrease, according to the latest data from HomesUSA.

Homebuyers purchased 2,046 new homes during the month, down from 2,125 in August but up from 1,943 in September 2024. Active inventory swelled to 15,315 new homes — up approximately 25% year over year.

Meanwhile, the average new-home price was flat month-to-month at just over $402,000.

“Houston builders continue to build one of the largest inventory benches we’ve seen in years,” HomesUSA CEO Ben Caballero said in the report. “They’re prepared. When rates ease, as expected, they’ll be ready to put that inventory to work.”

Houston was the fastest-selling of the major Texas markets in September, with homes spending an average of 88.65 days on market, down from 89 days a month prior.

Pending sales declined during the month, with 2,077 new homes going under contract.

“Sales are down and expected to decline again next month due to seasonality,” Caballero concluded. “However, December sales always have a good bounce as builders pull out the stops with promotions to close out the year strong.”
