Houston’s active inventory hits all-time high in July

Houston housing inventory hit an all-time high in July as homebuyers had 40,750 properties to choose from during the month, according to the latest Housing Market Update from the Houston Association of REALTORS®.

That quantity was the highest HAR has ever recorded, and up 3.4% from July 2025.

Buyers maintained a steady pace amid increased home shopping options, with 8,340 single-family home sales during the month, a 1.6% annual increase.

Meanwhile, home prices were stable, with the average rising 1.9% year over year to $440,816 and the median ticking up 0.6% to $340,000.

Given the rate of sales, Houston had a 5.5-month inventory, up from 5.4 months a year prior. That’s well within a balanced market range.

“We’re seeing a more balanced market take shape across Houston,” said HAR Chair Theresa Hill. “For buyers, that means more opportunities and more flexibility than they’ve had in quite some time. That’s a positive shift and one that could benefit both buyers and sellers as the year moves forward.”

Affordability improved, marking the 21st month in the past two years with an annual improvement. Nationally, affordability improved in just 15 of the last 24 months.

Given a 6.54% mortgage rate and a 20% down payment, Houston households saved $250 per year on principal and interest compared to last July.

Existing-home sales

Looking only at existing-home sales (excluding new construction), sales increased 4.6% year over year while the average price rose 2.1% to $453,435 and the median rose 1.5% to $345,000.

Townhomes and condominiums

Among for-sale townhomes and condominiums, sales declined 9% year over year with 425 transactions while active listings increased 4.6% to 3,631.

Sales prices declined — the average fell 2.4% to $260,987 and the median dropped 3.7% to $211,000.

Given the rate of sales, Houston’s townhome and condominium market had a 9.1-month inventory in July, meaning buyers had a considerable upper hand over sellers.
