New listings remain elevated in Houston as pending, closed listings continue to trend downward

New listings increased annually for the second straight week in Houston as pending and closed home sales continued to trend below year-ago volumes, according to the Weekly Activity Snapshot from the Houston Association of REALTORS®.

New listings rose 4.9% year over year during the week ended Aug. 24, with 3,612 sellers adding homes to the market, up from 3,444 properties during the same week in 2025.

Buyer activity remained depressed, however. Pending listings declined 17.6% year over year, with 1,844 properties going under contract, while closings dropped 16.6%, with 1,472 sales.

Showings and open houses increased, though: Showings increased 2.2% year over year, with nearly 39,000 during the week, while open houses rose 3.7%, with over 10,000 events.
