Houston’s average listing price rose 3.4% year over year in January, according to the First Real Estate Snapshot of Houston (FRESH) Report from the Houston Association of REALTORS® (HAR).

The average list price was $421,789 last month — in comparison, the average home was listed for $408,076 in January 2024.

Meanwhile, new and active listings both ballooned during the month, by 21.9% and 31.3%, respectively. Realtors added 13,672 properties to the MLS, up from 11,220 a year prior, and active listings grew to 30,337, up from 23,101.
