Rent costs are trending 7% higher year over year in Houston, according to the residential-leasing website Rent.
The Rent. report found that the average rent for a two-bedroom apartment has risen 6% to $1,646, while the average rent for a three-bedroom has risen 9% to $1,797. Single-bedroom apartments saw more modest increases in rent, with one-bedroom rents increasing 3% to $1,277. On average, studio rents have not risen since 2021.
Additionally, Rent.’s report found that the majority of Houston apartments fall into the $2,101-plus range.
When broken down by neighborhood, Neartown – Montrose, Washington Avenue – Memorial Park and the Energy Corridor saw some of the most significant increases in rent since 2021. Notably, the average rent for a two-bedroom apartment in Great Uptown has risen 31% to $3,109 — well above the city’s average.
