Master-planned community coming to Brazoria County

Sandy Point (via Hines)

Real estate investment and management firm Hines has closed on 954 acres in southern Brazoria County. The land was purchased in partnership with Trez Capital and other investors, with plans to develop a master-planned community there.

Located in Iowa Colony along State Highway 288, Sandy Point will feature over 2,000 single-family homes of varying sizes and amenities including a pool, a playground, a clubhouse and various parks and green spaces. Phase one of development will include around 400 lots.

“As Houston continues to be a major employment hub in the Southwest, coupled with a supply-constrained market and rapid in-migration, the need for attainable housing remains critical,” said Managing Director Carson Nunnelly. “With great schools in a prime location, this project will be vital in providing more home-buying opportunities in Brazoria County, and we look forward to working alongside our partners who have a breadth of knowledge in single-family development.”

Sandy Point will be serviced by the Alvin Independent School District. Plans for future phases of the development include an onsite school.

Construction is expected to begin in late 2023 with homes from the first phase hitting the market in early 2024. Sandy Point will join Hines’ previous Houston-area developments, which include Somerset Green, Laurel Glen, Raburn Reserve, Grayson Woods and Brookewater, which is still under development.
