New listings rise as pending, closed listings falter

Although local inventory was revitalized with a healthy round of new listings, closings and pending listings remained below 2022 volumes during the week ended Oct. 16.

According to the Houston Association of REALTORS® (HAR), new listings jumped 9.4% during the week, with 2,943 properties entered into the Multiple Listing Service (MLS) compared to 2,691 the year prior.

Pending listings, however, fell 7.4% with 1,779 properties going under contract compared to 1,922 during the same week in 2022. Closings fell 15.1%, marking the fifth consecutive week of year-over-year decline. Just over 1,300 homes sold during the week.

Though closer to 2022 levels, traffic at property showings grew 1.5% year over year. Meanwhile, listing views on HAR.com rose 5.2% with over 7.14 million views during the week.
