Thirty-five percent of all master-planned community (MPC) sales last year were in Texas, according to RCLCO Real Estate Consulting. Twenty-two percent were in the Houston metropolitan area. Among those Texas sales, Sunterra was No. 1.
The consulting firm ranked MPCs across the country based on total sales and found that Sunterra, a Katy MPC from Land Tejas and Starwood Land, was the top-selling community in Texas, as well as the No. 4 community in the country, with 1,325 sales in 2024. That’s a 2% increase from 2023, when the community sold 1,293 homes.
Bridgeland, a Howard Hughes MPC in Cypress, also cracked the nation’s top 10, at No. 7 with 938 sales last year. Sunterra and Bridgeland also claimed the top two Houston-area rankings in 2023.
Other Houston-area MPCs in the top 25 were Tamarron (No. 15), a D.R. Horton community in Katy, with 737 sales; Tavola (No. 16), a Friendswood Development Co. community in New Caney, with 669 sales; Sienna (No. 23), a Johnson Development/Toll Brothers community in Missouri City, with 574 sales; and Meridiana (No. 24), a Rise Communities community in Rosharon, with 555 sales.
Further down the list were Breckenridge Forest (No. 27), a D.R. Horton Community in Spring, with 541 sales; Marvida (No. 31), a Land Tejas/Starwood Land community in Cypress, with 518 sales; Elyson (No. 34), a Brookfield Properties community in Katy, with 491 sales; The Grand Prairie (No. 42), an EMBER community in Hockley, with 436 sales; Caldwell Ranch (No. 47), a D.R. Horton community in Rosharon, with 382 sales; and Cross Creek Ranch (No. 49), a Johnson Development community in Fulshear, with 376 sales.
