Most Texas homebuyers felt they had enough time — and available inventory — for a successful homebuying experience in 2025, according to Texas REALTORS®.
For its inaugural Texas Homebuying Experience Report, the association surveyed Texas Realtors about their experiences with buyer clients during the first six months of the year and found that a quarter of Texas homebuyers felt they had plenty of homes to choose from during their search, while 42% thought they had a “reasonable” amount.
Meanwhile, a third of Realtors reported that their buyer clients felt they had enough time to conduct their search, while 39% cited a reasonable timeline.
A majority of buyers walked through four to 10 homes before finding the right one, followed by one to three homes at 31% and 11 to 20 homes at 13%. Only 4% looked at more than 21 homes, while 3% didn’t view a single home in person.
“I learned a valuable lesson, that buyers are not always sure what they like. We started with one style home, but a completely different type of home was purchased,” one Texas Realtor said in the report.
Nearly 40% of Realtors said their buyers faced competition during their home search. Furthermore, over 60% said their most recent buyer had at least one offer rejected before being accepted, with many clients missing out on their “first choice.” Only 4% of buyers needed to make more than four offers before purchasing their home.
“We’re still seeing multiple offers,” another Texas Realtor said. “Buyers are surprised that the national news of lower prices and more inventory is not representative of the local market.”
Many buyers adjusted their budget: Realtors said half of buyers upped their price range, while 31% lowered their price expectations. When it came time to purchase, 42% of buyers paid about their target price, 26% paid more and 31% paid less.
“My buyers were concerned about putting in offers below the asking price because they didn’t want to offend the seller,” a Texas Realtor said. “But in each case, we closed under list price.”
Many clients paused their home search due to market uncertainty: Of clients who stopped looking for a home, 42% cited high prices as the reason, while 37% said life circumstances had changed.
“Most of my buyers don’t know what to do,” one Texas Realtor shared. “They see interest rates are higher than when they started their search. They also see the home prices coming down. They don’t know whether to wait or purchase now.”
Another added, “Many of my buyers are still waiting on the fence for either prices or rates to drop, not wanting to actually go through with an offer yet.”
Most Texas Realtors — 39% — worked with one to three buyers in the first six months of the year. Twenty-eight percent worked with four to six, 13% worked with seven to nine and 13% worked with 10 or more; 8% didn’t work with any. Of those who worked with buyers, 71% worked with at least one first-time buyer.
Half of those clients were repeat clients, while 28% were referred by friends, family, past clients or other agents, and 17% had no personal or previous connection to their clients, instead connecting to buyers via marketing or other efforts.
While 50% of buyers had some knowledge of the market, Realtors said 38% didn’t know much at all. The same was true for the homebuying process: 63% were somewhat informed, while 27% weren’t very knowledgeable.
