Megatel Homes to bring $2B lagoon community to Houston

Megatel Homes has broken ground on Saint Tropez, a 4,500-lot residential lagoon community spanning over 1,000 acres in Houston.

The $2 billion community will feature a manmade lagoon with white sand beaches and amenities including paddle boarding, kayaking, a swim-up bar, FlowRider surf simulator, a water slide tower, playground, cabanas, soundstage and splash park.

Phase one of the development is expected to be completed by the first quarter of 2023, with initial pre-sales beginning in the next 60 days, according to a press release.

“Lagoon communities have proven to be an extraordinarily popular residential option throughout Texas, with heavy demand for these amenity-rich developments,” said Zach Ipour, co-founder of Megatel Homes. “As a result of this significant demand, Megatel is pursuing the development of a dozen such communities throughout Texas and expanding to other states.”

An entertainment district in the community, accessible by the public, will feature a restaurant, bar, adult lounge, teen arcade, bowling alley and a children’s immersive indoor play area.

Additional amenities for residents include a fitness and yoga studio, event spaces and a home design center.

Saint Tropez will accommodate 4,500 single- and multi-family units. Single-family homes ranging from 1,500 to 4,000 square feet will be priced between $350,000 and $700,000, while one-, two- and three-bedroom rental units will start at $1,200 per month.

“Megatel Homes has been searching for the optimum opportunity to gain re-entry into the Houston housing market,” added Ipour. “We are excited to bring this revolutionary residential experience to the Houston area.”
