New listings are down in Houston, based on both year-over-year and pre-pandemic market comparisons.
According to the Houston Association of REALTORS® First Real Estate Snapshot of Houston (FRESH) Report, Realtors entered 12,818 new properties into the Multiple Listing Service during July. That’s down 10.3% from July 2022 and down 4.3% from July 2019.
Meanwhile, active listings trended above year-ago levels last month. Housing supply grew to 22,602 active listings in July, a 5.6% increase.
The average listing price in Houston rose to $437,703, still below the record-high of $441,748 in May. That’s a fractional change year over year, but a 35.6% jump from the average home price in July 2019.
