New listings fall as active listings continue to climb

Active listings have risen higher in Houston despite decreasing numbers of new listings, according to the Houston Association of REALTORS® First Real Estate Snapshot of Houston (FRESH) Report.

With 13,885 properties entered into the Multiple Listing Service during June, new listings are down 8.9% year over year. However, they’re up 3.3% from June 2019 (the last “normal” year before the pandemic).

Meanwhile, active listings are up 22.8% year over year. There were 21,939 active listings this June, compared to 17,869 in June 2022.

The average listing price has also risen in Houston, albeit slightly: the average home was listed for $440,648 during June, up 0.6% from last June’s ALP of $428,195. In June 2019, the average home was listed for $322,455.
