Minto Communities USA and Margaritaville Holdings will bring a Latitude Margaritaville active-adult community to Texas City on Galveston Bay. The developers initially announced plans to bring Latitude Margaritaville communities to Texas in 2022.
The Texas City Commission recently approved zoning for the 1,318-acre community, which will add about 3,500 homes to the city.
“This is an exciting milestone for Minto as we expand into Texas and introduce Latitude Margaritaville to the greater Houston market,” Dutch Neuweiler, division president, acquisitions and development, said in a press release. “We appreciate the thoughtful engagement and support of Texas City officials throughout this process and share their vision for creating a community that will have a positive impact well beyond boundaries.”
Plans for the development include single-family, villa and cottage-style homes, plus resort-style amenities. Typical Latitude Margaritaville amenities include a bandshell, fitness center, theater, pool, poolside bar, dog park and pet spa and sporting courts.
Minto will submit plans for the first phase of development, including a sales center, model home park and amenity site, to Texas City in the near future. A grand opening is slated for the first quarter of 2028.

Developers project the community will add over 1,700 permanent jobs to the local market and generate $68.8 million in labor income and $1.6 million in sales tax revenue.
