M/I Homes acquired 175 acres on the southern side of the Sandhill Reserve community in the Waller area. The builder also acquired 54 adjacent acres and will build approximately 600 homes on the combined parcel.
The Sandhill Reserve land was purchased from AQU Capital, which is developing the northern portion of the community through its development company, Avani Communities. The combined community will keep the Sandhill Reserve name.
“This is an exciting opportunity in a growing area of Houston that is a meaningful addition to our portfolio of self-developed communities,” Jay McManus, Houston division president for M/I Homes, said in a press release. “With good access, a solid school district and affordable home prices, Waller has become a popular destination for homebuyers. Sandhill Reserve will strike the right balance of upscale amenities and the ‘know-your-neighbors’ charm of a smaller community.”
The first phase of development will include 40-, 50- and 60-foot homesites. Sales will begin late next spring.
M/I’s portion of the community will feature amenities including pickleball courts, shade structures, playgrounds, pocket parks, ponds and walking trails. Residents will also have access to Avani’s Sandhill Reserve amenities, including a clubhouse, pool and playground.
