IHP Capital Partners is set to acquire 1,458 acres for Peachtree, a new master-planned community near Alvin and Liverpool in Brazoria County.
The first phase spans 206 acres and will include 535 homesites and a community recreation area with a lazy river and pavilion. Closings for the remaining tracts of land are scheduled in phases over the next several years.
Upon completion, Peachtree will feature 3,400 single-family lots, with plans for retail space, two elementary schools, parks and tree preservation areas.
“Peachtree represents the next generation of residential living in greater Houston,” IHP Co-President Chris Bley said in a press release. “As demand for quality housing accelerates, this dynamic community will offer homeowners long-term value and a vibrant lifestyle through a blend of attainable priced homes, top-tier schools, expansive open spaces and modern amenities, all in a highly accessible location.”
Scarborough Lane Development is handling horizontal development. Initial lots are expected to be delivered to builders in mid-2027.
