Houston residential market swings into positive territory

New, pending and closed listings all rose during the week ended Nov. 13, according to the latest Weekly Activity Snapshot from the Houston Association of REALTORS® (HAR).

New listings saw the largest year-over-year jump, as Realtors entered 2,700 properties into the MLS. That’s a 13.8% increase from last year, when 2,373 new listings were entered.

Pending listings increased by 2.3%. Just over 1,700 properties went under contract during the week, a surplus of about 40 pending listings year over year.

Closings rose from 2022 levels for the second straight week, following double-digit weeks of year-over-year declines. Home sales increased by 4%, with 1,239 properties closed during the week.

Consumer interest also remained high, with listing views on HAR.com increasing by 10.5% annually. Traffic at showings also increased by 3.1%.
