The Instagram strategy today’s real estate agents need

Instagram continues to be a powerful marketing tool for real estate agents, but the platform looks very different than it did a few years ago. Today, success isn’t just about posting listings or growing your follower count. Reels, local content, authentic storytelling and direct conversations can help agents reach people who may not even follow them yet — and turn that attention into potential business.

 

Think beyond the listing photo

Real estate is a visual business, making Instagram a natural fit for agents. But instead of using the platform as a digital listing board, think of it as a way to showcase your expertise, personality and local knowledge.

A property tour can show off a home, but content such as “What $500,000 buys you in [market]” or “3 things to know before buying in the western suburbs” can reach people who are still researching their options.

The goal is to give potential clients a reason to follow you before they’re ready to make a move.

Let your personality do some of the marketing

People don’t just choose an agent based on listings. They choose someone they trust.

Share the stories behind your business, client successes, lessons you’ve learned and what it’s actually like to work as an agent. Give people a look behind the scenes at showings, inspections, open houses and everyday life.

This helps turn your Instagram account from a collection of properties into a recognizable personal brand.

Make short-form video part of the mix

Reels are an important way to reach people beyond your existing audience. Keep videos useful, entertaining and easy to consume.

Try content such as:

  • Quick property tours
  • Neighborhood walkthroughs
  • “5 mistakes first-time buyers should avoid”
  • Monthly market updates
  • Before-and-after home transformations
  • Local restaurant or business recommendations
  • Answers to questions you hear from buyers and sellers

Not every reel needs to promote a listing. In fact, educational and local content can help you reach potential clients long before they are ready to contact an agent.

Become the local expert

One of the biggest opportunities for real estate agents on Instagram is local content.

Highlight the neighborhoods you serve, local businesses, community events, housing trends and the things people want to know before moving to an area.

For example, an agent could create a series called “Moving to [X]?” 

This type of content can attract people who are actively researching an area and help establish you as the person to call when they’re ready to make a move.

Give people a reason to save and share

Instead of asking, “What should I post today?” ask, “What would my ideal client find useful?”

Create carousels, videos and posts that answer real questions:

“7 things sellers should do before listing”

“Should you buy or sell first?”

“What does a $600,000 home look like in our area?”

“3 costs first-time buyers often forget”

Useful content is more likely to be saved, shared or sent to a friend — and those actions can be more valuable than a simple like.

Turn views into conversations

Getting someone’s attention is only the first step. Give interested prospects an easy way to take the next one.

Instead of ending every post with “Contact me for more information,” try a specific call to action:

“Thinking about buying this year? DM me ‘BUYER’ and I’ll send you my buyer guide.”

Or:

“Want to know what homes are selling for in your neighborhood? Send me a message and I’ll pull the latest numbers for you.”

The goal is to turn passive engagement into an actual conversation.

Use stories to show what happens behind the scenes

Stories remain useful for more immediate, informal content. Use them to share new listings, open houses, market observations, behind-the-scenes moments and client milestones.

Interactive features such as polls and questions can also make it easier for followers to engage.

For example:

“Would you rather have a bigger kitchen or a bigger backyard?”

“What’s your biggest question about buying a home?”

These simple interactions can give you valuable insight into what your audience wants to know while creating opportunities to start a conversation.

Rethink hashtags and advertising

Hashtags can still provide context, but they shouldn’t be the foundation of your Instagram strategy. Use clear language that naturally identifies your market, neighborhoods and areas of expertise.

Advertising can also help extend the reach of your strongest content and generate leads. Meta’s advertising tools have become increasingly automated, so focus on the campaign objective, quality creative and the geographic market you serve. Real estate advertising is subject to specific platform requirements, so always check Meta’s current policies before launching a campaign.

Measure business results, not just followers

A growing follower count can feel good, but it doesn’t necessarily mean your Instagram strategy is working.

Pay attention to reach, Reel views, shares, saves, profile visits, website clicks, DMs and lead inquiries. Most importantly, track whether those interactions eventually lead to appointments, clients and transactions.

A post with 800 views that generates three serious buyer conversations can be far more valuable than one with 10,000 views and no inquiries.

Keep it real

The best Instagram strategy is one you can actually maintain. You don’t need to post constantly or turn your account into a nonstop sales pitch.

Create a mix of property content, local expertise, educational posts and personality-driven content. 

Instagram has changed, but the fundamental opportunity hasn’t: people want to work with real estate professionals they know, like and trust.
