Benevides & Associates Real Estate
Sugar Land real estate specialist Nancy Benevides possesses skill and know-how when it comes to all aspects of the Houston market. Described as “born to sell,” her business degree and professional experience as an insider make it easy to understand her success. “I have the book smarts and street smarts when it comes to real estate,” she says, “and I know how to skillfully negotiate for buyers and sellers.” Benevides credits her father for her business savvy. “I’m ready, willing and able to put my talents to work for my clients.”
Having first taught advertising, sales and marketing to high school students, this 19-year resident of Fort Bend County and her husband, John, launched their brokerage to cater to the needs of their community. For Benevides, an appreciation for the area’s homes is just as important as educating clients about the unique market. “Ours is an area with rich history and houses that date back 20 years or more, so I take a very methodical approach to our real estate,” she explains. This means preparing and reviewing a more than 50-page inspection report for most homes that she either lists or helps buyers purchase. It also means ensuring that her clients recognize the age of these residences, which could be cause for upgrades and repairs. She excels at showcasing a property’s best features and has strong relationships with contractors, ensuring that construction is always done properly.
“We’re committed to first-class service and ongoing communication throughout each and every transaction,” says Benevides, whose volume exceeds $30 million annually. Moreover, the Fort Bend Southwest Star and Fort Bend Sun newspapers just voted Benevides & Associates the Best Realtor in Sugar Land. And although admittedly a bit nervous about opening her own brokerage after years as a top producer with a large real estate franchise, her business has soared since she made the move. For her, one of the greatest rewards of that decision is the ability to mentor her team and witness those agents’ achievements. “Their success is my success.”
A mother of two, Benevides not only strives always to accommodate her clients’ busy schedules, but also takes time to travel and play sports with her family. “Real estate is a seven-days-a-week career, but we’re highly professional in everything we do, from the eye-catching signs we post in yards to the full-color marketing brochures we create,” she makes clear. “After all, every home and every client is unique, and that’s why we take such pride in what we do.”
