Small Houston Homebuilder Adds Inventory

In one of Houston’s most expensive neighborhoods to buy a home, the Rice Military neighborhood near Memorial Park, local luxury homebuilder Lifetime Homes has launched two new residential projects: The Lifetime Villas at Snover and The Lifetime Villas at Malone.

In June, the Houston Association of Realtors reported that the city’s inventory inched forward year over year from a 2.9-months supply to a 3.2-months supply. HAR Chair Nancy Furst said that the gains spoke “very well for the health of (Houston’s) real estate market.” However, despite the increase, the city’s inventory remains well behind the national supply of 5.1 months of inventory, and trails “normal” levels of a 6- to 7-months supply even further.

The new projects at Rice Military should help to alleviate a small portion of the market’s stress, though not at the lower end of the market, where it is more desperately needed.

The Lifetime Villas at Snover – Situated minutes from Memorial Park, The Galleria and Downtown at the corner of Snover and Dicken streets, the community is being built in a prime Houston location. As is Lifetime Homes’ specialty, the community’s homes will largely be built in a Tuscan-style, with stucco and imported stone exteriors, while four of the 12 total units will offer a more modern style.

According to the builder’s website, the townhomes, each with three bedrooms and three bathrooms, range in price from just over $559,000 to $679,600. Each home will feature guest parking, private fenced in green spaces, multiple balconies and custom designed driveways, among an array of other complements, such as a Jacuzzi and home automation system with light dimmers, motion sensors and an audio system running throughout the property.

Additionally, residents of the Villas at Snover will not be beholden to monthly Home Owner Association fees.

The Lifetime Villas at Malone – Built in the same Spanish style that inclues red tiled roofs and stucco exterior as the townhomes at Snover, the three townhome community is being built on Malone Street near Memorial Park. The homes, ranging in price from $524,900 to $549,900, will include custom artisan cabinetry, large covered balconies off of the livings rooms and custom stained driveways. Interiors will include energy-efficient spray insulation and a Bluetooth-enabled speaker system.

In the community’s common areas, Lifetime Homes will maintain landscaping and provide what the company describes as a “low-maintenance lifestyle.”
